Wildfire Window Protection: Laminates vs. Tempered Glass

Big windows are why people buy hillside homes, and why those homes are vulnerable. Here's how to compare window film, tempered glass and shutters.

Hillside homes are built for the view. That means walls of glass facing the same canyons fires run up. When radiant heat cracks a pane, embers have a direct path inside.

There are three main ways to protect windows. Here's how they compare.

Option 1: Heat-resistant window laminates

A laminate is a film applied to existing glass. When the glass is stressed by heat, the film holds it together, reducing the chance of an opening.

  • Rated performance: Wetline's laminates are rated to withstand 1,240°F for over 11 minutes.
  • Install: usually one day, no construction
  • Look: optically clear, edge to edge
  • Cost: a fraction of replacement

Option 2: Tempered dual-pane glass

Replacing windows with dual-pane units that include at least one tempered pane is the approach many building codes and insurance programs reference for new construction.

  • Performance: strong resistance to heat-related breakage
  • Install: full window replacement, often with frame work
  • Cost: significant, especially for custom sizes

Option 3: Shutters

Fire-resistant shutters cover glass during an event. They work well if someone is there to close them, or if they are automated.

Many homeowners combine approaches: laminates on large existing panes now, tempered glass when windows are replaced later.

Real example

A Wetline client in Topanga had single-pane windows, a common finding on older canyon homes. Adding laminates, along with retardant on open eaves and a sprinkler system, helped the home place with a premium carrier.

Frequently asked questions

Do window laminates meet California's wildfire building code?

Building codes for new construction in high fire hazard areas generally specify tempered or fire-rated glazing. Laminates are a retrofit for existing windows that adds heat and breakage resistance. Check with your local building department for code requirements on new work.

Will window film void my window warranty?

Some manufacturers have rules about aftermarket films. We check the glass type and warranty before recommending a product.

How long do wildfire window laminates last?

Quality films last many years indoors. We inspect them during seasonal visits and replace any damaged sections.
